Joachim (Joe) H. Werner

Mr. Werner received his Bachelor’s Degree from the University of Alberta in Edmonton, Alberta Canada, majoring in Business Administration. Additional postgraduate education includes studying real estate and urban land economics at the University of Calgary.
After an extensive education, Mr. Werner joined the firm Cooperators Development Corporation as Acquisition and Development Manager. Shortly after being hired, he was promoted to Director of Acquisition and Development and moved to Vancouver British Columbia to open their operations. For 13 years, Mr. Werner was the Director for the entire Western Region where he acquired and developed 28 projects totaling over two million square feet. In addition, Mr. Werner developed Gloucester Industrial Estates in Langley, British Columbia. This 710-acre master-planned development was modeled after studying leading industrial communities throughout the United States.
In 1992, Mr. Werner joined Intergulf Investment Corporation in Vancouver British Colombia as Vice President of Development. Intergulf established itself as a major developer specializing in multi-family residential projects with aspirations of expanding to the U.S. In 1999, Mr. Werner was appointed Chief Operating Officer and was asked to head up Intergulf Development USA Corp. located in San Diego, California.
While with Intergulf, Mr. Werner was responsible for the development of 32 projects totaling 3,291 residential units, with a market value just over one billion dollars. His duties included site acquisition, concept development, hiring and management of the design team, design development, management of the approval process and entitlements and all project management. In addition, Mr. Werner was responsible for the day-to-day management of all operations including in-house general contracting and sales and marketing. He also has served on various committees and as a board of director member for government and industry related organizations. Mr. Werner and his family currently reside in San Diego, California.
